Lovely, modern 3 bedroom caravan sited on Tal y Fan which is adjacent to and part of The Warren Abersoch. The leisure facilities, Leisure Club, Club House, shop and private beach are reached by just a short walk through the site. This is a beautiful caravan consisting of open plan lounge, dining area and kitchen, 3 bedrooms with the master having en-suite toilet and sink, 2 twin bedrooms, shower room with sink and separate cloakroom with toilet and sink. Outside there is a fully enclosed private patio with both decked and paved areas.
Full use of the facilities at The Warren are available to guests included in the cost for up to 4 guests, further guests at additional cost

Kitchen U shaped area with a good range of appliances including 60/40 fridge/freezer, electric oven with separate grill, 5 ring gas hob, dishwasher,
microwave, double bowl inset stainless steel sink unit and a range of cupboards offering excellent storage space.

drawers below, dressing table and chair
En-suite with sink and W.C.
Bedroom 2 Twin beds (small single size) with bedside cabinet between the beds and storage cupboards above, small fitted wardrobe.

Shower room with white suite consisting of shower enclosure and vanity unit with sink.

chairs, 2 recliner lounger chairs. Washing machine and dryer in outside shed.
Heating the caravan has gas central heating and hot water on demand provided by a combi boiler.
Parking for 2 cars by the caravan.

Guest feedback July 2023 We all enjoyed our visit greatly. The only downside was that the barrier wasn't recognising registration plates the whole time and sometimes we'd have to phone through a number of times before being admitted.
June 2023 Thank you so much. I had a lovely weekend and the caravan was just perfect, and so clean! I wasn't actually in it much as the weather was just fabulous! Y22 is in a great location and really well equipped. Perfect.

September 2021 In regards to feedback, it was an outstanding holiday. Even in our current very difficult circumstances, the quality and comfort of the caravan made it seem so homely and wonderful. Everything we needed for the perfect stay was available. The garden furniture sets and sun loungers were high quality and made the outdoor area a truly enjoyable place to sit and read and relax. Great facilities and easy to use the swimming pool, clubhouse etc and hosts were on hand to deal with any issues immediately. Thank you so much for a fabulous trip, we’ll certainly be returning.

July 2021 We had a lovely stay at Y22 Tal Y Fan. It was an extremely private location, which allowed us to enjoy some precious family time. The site itself was centrally situated and allowed us to explore Abersoch and surrounding areas. The caravan was clean and well kept and had everything we needed for a great summer holiday. The twin bedrooms are quite small beds so more suited to children but I know that is often the way with caravans.
Great location, peaceful with lots of outdoor space. And close to The Warren entrance so quick to get over to the beach & facilities. Carolyn |
